  • We only use high-quality up-market materials (“Sunparadise” windows, natural teakwood doors, “Flintlastic” roofing).
  • All construction works are performed by a professional team in accordance with European quality standards and are supervised by a German expert.
  • Our villas are suitable for wheelchair-bound handicapped people (wide door openings, no steps and a wheelchair ramp on the ground floor).
  • Our villas include interior finish: tiling, leveled and painted walls and ceilings, as well as installed bathroom fitments, doors and air-conditioners in each bedroom.
  • The estimated profit per annum is 6.2-7.3%, which is much higher than bank deposit gains in USD, Euro or Thai Baht. This estimation is based on the pessimistic prognosis of 50% annual occupancy rate at 450USD/night average rate.
  • Professional property management, which includes security service, garden and pool maintenance, repair works, as well as renting the property and accounting services. 

Pricing and conditions

The construction of the first villa will be completed in October 2013. The price of the finished villa with a 600 sq m (6459 sq ft)  land lot is 25 million Thai baht (as of December 2013 – 770,000 USD). You only need to buy furniture – and move in. We can order furniture and décor items upon request.

One of the remaining 5 villas are available at construction stage at the price between 19,6 and 22,6 million Thai baht (as of December 2013 – 605,000-700,000 USD) depending on the size of the land plot.

The price includes the cost of the land plot as well as the construction of the villa including utility systems (electricity, water), swimming pool, fence, parking lot, interior finish and fully equipped bathrooms.

Payment Schedule:

  • 3% - upon plot reservation
  • 47% upon land transfer registration in the Land Office
  • 20% upon completion of the foundations, walls and roof frame work
  • 20% upon completion of the roofing, plastering, electric and plumbing
  • 10% upon completion of the villa

Construction time is 12 months.

Common area maintenance fee (including security service) is 8000 Thai baht per month  (96000 Thai baht  or 3100 USD annually); the fees shall be paid for 3 years in advance after the land transfer.
